بررسی و تحلیل ریسک های اجرایی در ساختمان‌های سبز با رویکرد AHP

چکیده

دغدغه گسترده و روز افزون پیرامون حفاظت از انرژی، گرمای جهانی و تقلیل منابع تجدید ناپذیر کره زمین، موجب گشته تا توسعه و گسترش ساختمان‌های سبز، نه تنها به عنوان امری لوکس و رفاهی، بلکه به عنوان ضرورتی غیر قابل انکار برای حفظ حیات کره زمین تلقی گردد. به دلیل اهمیت موضوع در ابعاد جهانی، بسیاری از کشورها عزم خود را برای توسعه این ساختمان ها جزم کرده اند، اما متاسفانه در کشور ما به دلیل برخی موانع، سرعت پیشرفت در این مبحث بسیار کند می باشد. در این پژوهش تلاش شده تا مهم ترین موانع و ریسک ها در برابر اجرا و گسترش ساختمان‌های سبز در کشور، شناسایی و سپس با استناد بر پرسشنامه‌های توزیعی میان کارشناسان و متخصصان، از طریق تحلیل سلسله مراتبی اقدام به اولویت بندی این موانع گردد. طبق نتایج بدست آمده از پرسشنامه‌ها، در بخش معیارهای اصلی، به ترتیب معیارهای اقتصادی، فناوری، اجتماعی، قانونی، سیاسی و زیست محیطی اولویت‌های اول تا آخر را از آن خود کردند. در بخش زیر معیارها نیز، هزینه آغازین بالا، هزینه پایین انرژی و مقاومت مردم در برابر تغییر و هزینه‌های تعمیر و نگهداری سیستم های ساختمان سبز به ترتیب مهم ترین اولویت‌ها را از آن خود کردند. در پایان سعی شده تا راهکارها و پیشنهاداتی در راستای کاهش این موانع ارایه گردد.

Widespread concerns about energy conservation, global warming, and the depletion of the planet's non-renewable resources have led to the development and expansion of green buildings, not only as a luxury and well-being, but also as an undeniable necessity for Conserve the life of the planet. Due to the importance of the issue on a global scale, many countries are determined to develop these buildings, but unfortunately in our country, due to some obstacles, the pace of progress in this area is very slow. In this study, an attempt has been made to identify the most important obstacles and risks against the implementation and expansion of green buildings in the country, and then prioritize them through hierarchical analysis based on distributional questionnaires between experts and specialists. These obstacles can be overcome. According to the results of the questionnaires, in the main criteria section, economic, technological, social, legal, political and environmental criteria, respectively, took the first to last priorities. In the sub-criteria section, high initial cost, low energy cost and people's resistance to change and maintenance costs of green building systems were the most important priorities, respectively. In the end, we have tried to provide solutions and suggestions in order to reduce these obstacles.
