Metropol of Tabriz is the largest biological complex in the northwest of the country, which, in terms of its special location, has a very wide sphere of influence, and due to its political, administrative and concentration of industrial, economic, university activities and high level of expertise and services, it is an attractive pole and a dominant city. It has played the role of macrocephaly (big head) in the region and for this reason, its spatial extent is constantly being increased. During the last decades, this city has had a rapid, unbridled and unbridled growth and has experienced unbelievable demographic and physical transformations, so that a kind of unplanned and unstable urbanization has been taking place in it. Based on this, the present article was written with the analytical-documentary method with the aim of investigating and evaluating the dimensions of instability resulting from the unbalanced development pattern of Tabriz between 1335-1385. The findings of the research show that the development and spatial dispersion of the city causes the scarcity and high cost of land and housing, the destruction of gardens and agricultural lands, the wear and tear of the old fabric, the degradation of the cultural credits and historical identity of the city, the encroachment of the city on unstable and potentially dangerous areas, the loss of the aesthetic aspects of the city, the appearance and expansion of the marginal areas, the integration of the surrounding villages and change of their role, has endangered the environmental capabilities of this city. The non-compliance of the spatial development of the city with the capacity of the infrastructure and urban spaces, and the lack of control on the basic urban planning leads to the backwardness of the urban development process, and the city has been questioned from the sustainable urban development point of view.
